Why shoot prep matters more in Calgary's current market
Calgary's market changed in 2025. The Calgary Real Estate Board reported 22,751 sales, down 16% year over year, against more than 40,000 new listings, up about 9%. Inventory rose and conditions moved toward balance. More listings now compete for the same pool of buyers.

The media decides whether a listing earns a click or gets scrolled past. The quality of that media is decided before the photographer arrives. Preparation is the work that makes a professional shoot look effortless.
The 48-hour seller checklist before a real estate photo shoot
Sellers own the condition of the home. Give the space two days of focused attention and the camera will reward it.
Declutter and depersonalise every room
Clear flat surfaces first. Counters, tables, nightstands, and windowsills should hold only a few deliberate items. Pack away family photos, fridge magnets, and personal collections so buyers can picture themselves in the room. Thin out furniture that crowds a walkway. Empty rooms photograph cold; cluttered rooms photograph small. Aim for the middle.
Deep clean the surfaces the camera actually catches
Clean what the lens sees. Streak-free windows, polished taps, spotless mirrors, and a shining kitchen sink read as care across the whole listing. Wipe down appliances and remove fingerprints from glass. Vacuum carpets in straight lines. A wide lens exaggerates dust on a coffee table and smudges on a stainless fridge, so detail matters more than usual.
Maximise natural light in Calgary interiors
Let the light in. Open every blind and curtain, and clean the glass behind them. Replace dim or mismatched bulbs ahead of time so every fixture reads the same warm colour on camera. Book around the light and the season
Schedule to the light. Golden-hour exteriors flatter a façade; midday sun blows out west-facing windows. In Calgary, the season changes the photo as much as the time of day — fresh snow reads clean and bright, while green grass and full trees suit a spring or summer relist. Decide which story the listing tells, then book the window that supports it.
Prepare for RMS measurements and iGuide floor plans
Confirm measurement access. Alberta's Residential Measurement Standard, set by RECA, governs how listed square footage is reported. Space must have a floor-to-ceiling height of at least 2.13 metres (7 feet) to count, measurements must fall within 2% of the RMS size, detached homes are measured at the exterior wall at the foundation, and apartment-style condos are measured interior paint-to-paint, with below-grade levels excluded from the RMS area. Aerial only works over an uncluttered lot, so clear the driveway and yard and plan a flyable weather window. Plan for two formats, not one. A horizontal cinematic film carries the full property story for MLS and YouTube. Vertical cuts for Reels and TikTok carry it into the feed where buyers already scroll. Wistia's State of Video Report found overall engagement fell about 7% in a year, with short-form videos dropping roughly 10% as viewers expect creators to get to the point faster. Keep the cinematic film tight and lead every vertical cut with the strongest room. Walk the home with your media partner beforehand to agree the hero shots and the opening frame.
